Our general process is as follows:
Step 1 - Personal Briefing.
This is an initial meeting to review your needs and requirements. Finding out things like your preferred suburbs, what you do and don't like, your timing for purchase and much more.
Step 2- The bio and historical review
After the initial meeting we create a full bio and make sure we have as much information as possible to start the search. We also run reports on recent sales in your selected area and prices that match your bio to make sure we are on the right path before we even begin.
Step 3 - Commence the Search.
We tap in to our database of over 300 agents, local papers and internet. Searching Pre-Market, Off-Market, Post-Market and current available properties that will work.
Step 4 - The short list
Once or twice a week a personalized shortlists are created. Links, photos, videos are provided where applicable to see your response to the properties and filter out the winners.
Step 5 - Property inspections.
This is done with and/or without you to vet the properties further. A list is provided with times and a suggested route for which places to see and when. We can drive you around to inspect and get a feel for your reaction and help fine tune our search.
Step 6 - Due Diligence
We check the DAs in the area and information about a property that may affect its value. At your request we can co-ordinate Building & Pest inspections, Strata Reports, Solicitors review of contracts etc
Step 7 - Liaise and Negotiate
We use our charm, wit and knowledge of the market to negotiate with Real Estate Agents or vendors to get the best information leading up to the next step.
Step 8 - Make offers and/or bid at auction
We can make offers and or bid at auctions. We will be with you through the entire process and let you do as much or as little you wish.
Step 9 - Co-ordinate exchange and settlement
Speak to the bank, the solicitor and anyone else to make sure settlement occurs as smoothly as possible
