Firstly, we sit down, say hello and learn all about you. What are your non-negotiables? What do you hope for and what are your big dreams out of this property search? This discussion is personal, but then again, so is buying property.

The Brief

At this stage, we write up everything we heard in the briefing session. We ensure we have as much information as possible before we start the search. We also provide you with the industry data you need to make informed decisions.

We share previous sales prices of on and off-market properties, so you can see the full picture. With over 40% of Eastern Suburbs properties sold without being listed publicly, it’s a critical step to ensure we match what you want with what the market is doing right from the beginning.

Engaging our Services

Before we can legally represent you, we need to both sign our agency agreement. This is an industry-standard agreement so you can be sure there is nothing unusual in the small print. You then pay the engagement fee, which is refundable from the final success fee.

In the unlikely scenario that we don’t find you a property, you will pay a termination fee to cover the time spent on the search.

Start the Search

With a clear brief, we get busy leveraging our industry contacts so we can identify a list of properties that meet your exact specifications. Years of industry and in-depth local experience have enabled access to a genuine database of unlisted properties that you simply won’t find online or in a real estate agent listing.

With an agreed shortlist, we set off to inspect the properties together to see your reaction to each home. This allows us to test the brief and uncover any unsaid parts to it.

The Search

With a final brief, we then tap into our database of over 500 local agents and our extensive personal networks to provide you with a weekly personalised shortlist, of both on and off-market properties. You’ll have access to links, videos, floorplans and photos, and a place where you can easily share your first thoughts. We then view your property shortlist with you to gauge your reaction and get closer to the perfect property.

 All searches are different, sometimes we land on someone’s dream home straight away other times it’s a bit more of a process. But we will keep searching until we find the place for you.

It’s All in the Detail

Once we have found the ideal property, it’s about doing our due diligence and making sure we understand all the details. What DA’s are in council for development in the street/local area and how is this likely to impact its value? We can also co-ordinate building and pest inspections, strata reports and a solicitor’s review of the contracts. Then we pull it all together in a property dossier for you, so we all really understand the pros and cons and the property’s worth.

Negotiate, Negotiate, Negotiate

We negotiate like it's personal and leverage our expansive experience to get you the right property on the right terms. We don’t just consider the price, but the timing and the exact terms. We develop and agree on the purchasing strategy before we execute to perfection. We ensure that you won’t pay more than a property is worth, even when you have your heart set on the place.

We speak to the bank, the solicitors, and other required parties to ensure that exchange and settlement occur as smoothly as possible. Our process is flexible to meet your specific needs and timings.
